Frequently asked questions
How do I invite my tenant?
Open the tenancy on the property's page and send an invitation. Akar creates a code, a link and a QR code; send whichever is easiest. Your tenant downloads Akar, signs in and enters the code.
An invitation code is valid for 7 days. If it expires, you can create a new one.
Does my tenant have to use the app?
No. You can mark payments and upload transfer slips yourself. If your tenant joins, they upload the slip themselves and receive the receipt automatically. The tenant app is completely free.
Does Akar collect the rent?
No. Rent goes directly from your tenant to your bank account. Akar never touches the money; it only keeps a record of who paid how much and when.
How does slip reading work?
Upload a photo or PDF of the bank transfer slip, or send it to Akar from another app using the Share menu. The AI reads the amount and the date and suggests matching the payment to the right tenant and the right month. You can always correct what it has read.
How is the rent increase calculated?
For residential leases, the increase at renewal cannot exceed the 12-month CPI (TÜFE) average, under the Turkish Code of Obligations (TBK) Article 344. Akar calculates this average automatically, reminds you 30 days before the renewal date and prepares the notice letter as a PDF.
The calculation is for information only; in disputed cases, consult a lawyer.
What does the free version include?
One property and one tenancy are free for good: collections, reminders, unlimited receipts, rent increase calculation, 25 documents per property, and 3 slip readings and 1 lease reading so you can try the AI. When you add a second property, you move to Akar Pro.
How do I cancel or manage Akar Pro?
Subscriptions are managed by Apple or Google.
iPhone: Settings, your name, Subscriptions, Akar.
Android: Google Play, your profile, Payments & subscriptions, Subscriptions, Akar.
If you have changed phones or reinstalled the app, tap “Restore purchases” in Settings. If you use the same Apple or Google account, Pro will come back.
Can I add my spouse or partner?
Yes, with Akar Pro. You can invite them as a manager who can run the property or as a viewer who can only see it.
Why don't you ask for a national ID number?
Because a rent ledger doesn't need one to work. Akar asks for neither your ID number nor your tenant's, and it doesn't accept photos of ID cards. Details are in the privacy policy.
How do I delete my account and data?
In the app, tap the gear icon at the top right, then choose Delete account in Settings. If you can't access the app, follow the steps on the account deletion page.
